How to report general and emergency repairs, with examples of each.

Reporting a general repair

General repairs should be reported as soon as possible. Every member receives a repair book at the beginning of their tenancy. Complete a slip with a short description of the issue and submit it to the office at 15 Rochdale Walk.

You can also report a repair by phone on 0121 773 3251.

If your call cannot be answered, a voicemail service is available. Repairs are then dealt with by our administration team during office hours.

We aim to address and complete repairs as soon as possible, maintain properties to a high standard and prevent unnecessary disruption to members. Repairs that require estimates, specialist work, inspections or scaffolding may take longer.

Examples of general repairs

  • plasterwork repairs;
  • carpentry repairs that are not hazardous;
  • minor plumbing repairs that are not hazardous or causing uncontrollable damage;
  • minor electrical issues that are not hazardous;
  • door or window repairs that do not put the security of the property at risk;
  • fence repairs that are not hazardous;
  • repairs to floors and paths that are not hazardous.

Some repairs may require pre-work inspections, quotations or specialist equipment. This can mean they take longer to resolve. For questions about general repairs, contact the office during working hours.

Emergency repairs

Emergency repairs are those that put the health, safety or security of members or others at immediate risk, or affect the structure of the building.

Examples include:

  • gas leaks;
  • total loss of electricity;
  • unsafe electrical sockets or fittings;
  • severe roof leaks;
  • blockage of your only toilet;
  • a burst water pipe where the supply cannot be switched off;
  • minor water leaks that cannot be contained and may cause further property damage;
  • securing a ground-floor external door or window;
  • structural instability that is likely to cause harm;
  • loss of keys, although members may be liable for the cost of replacement keys.

Gas, electricity and water emergencies

If you smell gas, turn off the gas at the mains supply if it is safe to do so, telephone Cadent on 0800 111 999 immediately, and inform the co-operative as soon as possible afterwards.

For an electricity or water emergency, turn off the relevant electricity or water supply if it is safe to do so.

Contractor call-outs and missed appointments

We will update you on the status of a reported repair as soon as we are able. The administration team, or in some cases an approved third-party contractor, will contact you to arrange a visit.

Members may be liable for the cost of a call-out where an appointment is missed without reasonable notice to the contractor or administration team. Members may also be liable for the cost of an emergency call-out where the reported issue is not an emergency.
